Metal roofs are tough, but they fail at the details rather than the sheets: fasteners, flashings, laps and penetrations. Nearly every metal roof repair we do across Sydney falls into one of a handful of patterns, and almost all of them are fixable without replacing the roof — if they're caught before water has been running through them for a year. Loose, Lifted and Rusted Roof Screws

The single most common metal roof repair. Roofing screws work loose as sheets expand and contract daily, and the neoprene seals under the screw heads perish long before the steel does — often 15–20 years in. The result is a ring of rust around each fixing and a roof with hundreds of tiny potential entry points. The repair is re-screwing with oversized, correctly-sealed fasteners, and it's one of the most cost-effective jobs in roofing: it restores the hold-down strength of the whole roof and eliminates the most common leak source in one visit.

Rust and Corrosion: Treat or Replace?

The honest rule: surface rust on screw heads, scratches and sheet faces can be treated, converted and protected. Perforating rust — where corrosion has eaten through the sheet, typically at the gutter line, the laps, or wherever leaves and water sit — means those sheets need replacing, because patching perforated steel doesn't last. Corrosion concentrated at the sheet ends and overlaps is the tell-tale of an ageing roof, because that's where moisture is held longest. The inspection photos make the treat-or-replace call obvious either way, and where only some sheets are gone, we replace those rather than quoting you a whole roof.

Iron Roof Repairs

A huge amount of Sydney's older housing still carries original galvanised corrugated iron — often 40 to 70 years old. These roofs have usually outlived their zinc coating, been patched with silicone more than once, and rust from inside the laps where it can't be seen from the street.
