True surface area

Flat "bird's eye" measurements under-measure pitched roofs. We use each roof plane's real pitch, so a 22° roof is priced on its true surface area — not the smaller footprint you see from above.

Every aspect counted

Hips, valleys and multiple facets add cutting, flashing and labour. The estimate sees each roof plane and its orientation, so complex roofs are priced like complex roofs.

What moves a Sydney re-roof price

Material is the headline — Colorbond and concrete tile sit at the accessible end, and terracotta costs more — but the same roof can vary thousands of dollars either way on the details. Pitch above about 30° slows every trade on the roof. Two-storey access adds scaffolding. Old roofs can hide broken battens, missing sarking or, in pre-1990 homes, asbestos that must be handled by licensed removalists. And any honest replacement quote should tell you whether you actually need one: restoration or repair is often the better-value call, and ours always states it in writing.

Roof Replacement Cost Per Square Metre In Sydney

As a rule of thumb from our current pricing: Colorbond and metal re-roofs start from about $170 per m² of roof surface, concrete tile from about $180 per m² and terracotta from about $200 per m², supply and install, including stripping and disposing of the old roof. Watch out for per-square-metre figures quoted on the footprint of the house — a pitched roof's true surface is larger than its footprint (about 8% larger at 22°, 15% at 30°), which is exactly why underquoted jobs grow on inspection. Colorbond vs tile: which replacement makes sense?

Colorbond is lighter, faster to install, and the usual pick when a tile roof's battens are tired — the structural load drops when you switch. Concrete tile is the cost-effective like-for-like swap on most Sydney homes, while terracotta holds its colour for decades and suits period streetscapes. If the roof is structurally sound and the issue is cosmetic, a restoration can cost a quarter of a replacement — our quotes always state whether that's the smarter option, with the price included.
