Leaking roof repairs Sydney: fix the cause, not the stain
The single most important thing to know about a leaking roof: the ceiling stain is rarely below the entry point. Water gets in at one spot, runs along sarking, rafters or the top of the ceiling, and shows up somewhere completely different inside the home. That's why silicone smeared above the stain almost never fixes a leak, and why our roof leak repair process starts with tracing the water path, not guessing. We get on the roof and into the roof cavity, follow the path from stain back to entry point, photograph everything, and quote the actual fix, fixed and in writing.
Common causes of roof leaks in Sydney
On tile roofs: cracked or slipped tiles, failed ridge capping mortar, rusted-out valley irons, and pierced sarking from old repairs or foot traffic. On metal roofs: rusted or loose screws with perished seals, lifted flashings, and corroded sheet laps; see metal roof repairs. On any roof: flashings around chimneys, skylights and vents; blocked box gutters that back up under the roofline; and penetrations from aerials, solar and aircon that were sealed instead of flashed. Coastal suburbs add salt corrosion to every one of these; leafy suburbs add blocked valleys and gutters. The fix is different in every case, which is exactly why we inspect before we quote.
Is a roof leak an emergency?
It depends on one question: is water actively entering the property? If yes (during rain, through a light fitting, or pooling in the ceiling), treat it as urgent: water in ceilings finds electrical wiring, saturates insulation, and can bring plasterboard down. Call us for priority scheduling and emergency make-safe. If the leak only appears during heavy rain and has stopped, it still needs prompt repair, because every wet cycle grows the damage, but it can be booked normally after a free inspection. Either way, don't ignore a stain that's growing: by the time a mark appears on the ceiling, water has usually been getting in for a while.
While you wait: what to do (and not do)
Move valuables and electronics out from under the leak, catch what you can, and if water is near light fittings or you can hear dripping in the ceiling around wiring, switch off the affected circuit. If the ceiling is bulging or sagging, keep everyone out from under it; wet plasterboard can drop without warning and it is not worth a hole in your hand or worse to save a sheet. Let it drip into a bucket from a distance and call us. And genuinely, do not get on the roof: wet tiles and wet metal are how homeowners end up in hospital, and photos taken safely from the ground or inside are all we need before we arrive.

Ceiling water damage
Once the leak is fixed, saturated insulation should be replaced and stained plasterboard assessed: mould inside a wet ceiling cavity is a health issue, not just a cosmetic one. Is a roof leak an emergency?
If water is actively entering the property (during rain, near electrical fittings, or pooling in the ceiling), yes, treat it as urgent and call for priority scheduling. If it only appears during heavy rain and has stopped, book a prompt repair: the damage grows with every wet cycle, but it's not a 2am problem.
Who fixes leaking roofs?
A licensed roofer, not a general handyman. Finding a leak's true entry point requires getting on the roof and into the cavity, and fixing it properly usually involves tiles, flashings, valleys or fasteners that are licensed roofing work in NSW.
Why is the ceiling stain not below the leak?
Water enters at one point and travels along sarking, rafters or the top of the ceiling before it drops, so the stain often appears rooms away from the entry point. That's why tracing the water path matters more than patching above the stain.
How much does roof leak repair cost?
Two kinds of job. A temporary fix from $700 stops the water for a season. A permanent repair, replacing the failed sarking, battens and bedding across the section, runs $1,500 to $7,000 depending on how much has to come up. The inspection is free, the photo report shows you the actual cause, and the quote is fixed and in writing before any work starts.
Can I fix a roof leak myself?
We'd genuinely rather you didn't try: wet roofs are dangerous, and silicone over the symptom usually sends the water somewhere worse. Safe things you can do: catch the water, protect valuables, and photograph the stain from inside. Leave the roof to us.
