When replacement is genuinely the answer
Plenty of Sydney roofing companies quote a re-roof the moment they see a ceiling stain. We're the opposite: most roofs that come to us get repaired or restored for a fraction of replacement cost. But some roofs are done, and pretending otherwise wastes your money in slow motion. Replacement is usually the honest call when:
- Tiles are delaminating or gone porous across the whole roof, not just a section
- Metal sheets are rusted through at the laps and gutter line, not just surface rust
- You're paying for repairs every season and the fix list keeps growing
- Battens or rafters show widespread rot or borer damage
- You're renovating or extending and the old roof won't match or carry the work
Our inspection report shows you photos of exactly which situation you have, and if a repair or restoration will genuinely do the job, that quote comes first.
What a proper re-roof includes
Strip and disposal of the old roof; replacement of any rotted battens; new heavy-duty sarking throughout; the new roof, tile or Colorbond, installed to manufacturer spec with correct fasteners and flashings; new ridge capping, valleys and barge treatment; and a full site clean including magnet-sweep for nails and screws. Gutters and fascia can be replaced in the same job while access is set up, usually the cheapest time you'll ever do them.
Tile to Colorbond conversions
Sydney's most popular re-roof: swap ageing concrete or terracotta tiles for lightweight Colorbond steel. It takes several tonnes off older roof timbers, sharpens the look of the house, and ends the cycle of cracked tiles and ridge repointing. Tile re-roofs
Where the character of the house calls for tiles, common across St George, the Inner West and the North Shore, we re-roof in new concrete or terracotta, with new sarking and battens underneath. Heritage profiles matched where possible.
What does a roof replacement cost in Sydney?
Most full replacements on a single-storey home land between $28,000 and $55,000 depending on roof size, pitch, access, material choice and what's under the old roof, with larger and two-storey homes running higher. Per square metre of roof surface, supply and install, our current rates are Colorbond and metal from $170/m², concrete tile from $180/m² and terracotta from $200/m². A typical 200 m² single-storey roof at standard pitch therefore sits around $37,500 to $45,000 in Colorbond and $46,000 to $55,000 in terracotta, including stripping the old roof, new sarking and standard flashings. Repair, restore or replace: the quick test
- One section leaks, the rest is sound: repair. Usually a section strip, sarking and re-lay, $3,000 to $10,000.
- Tiles sound but bedding, pointing and colour gone: restoration, a fraction of a re-roof.
- Tiles porous or delaminating across the roof, battens rotted in several places, or old iron rusted through: replace. Repairs will keep coming back.
- Not sure: the free inspection and photo report tells you which, and we repair far more roofs than we replace.

Can you convert my tile roof to Colorbond?
Yes. Tile to Colorbond conversions are one of our most common re-roofs. Removing the tiles takes significant weight off older timbers, and the new roof goes on over new battens and sarking, installed to BlueScope spec so the material warranty holds.
How long does a re-roof take?
A typical Sydney house is re-roofed in 3 to 5 working days depending on size, access and weather. Your home stays weatherproof throughout: we never strip more than we can close off the same day.
